Acceptance of terms. By using our website or scheduling service with Scottsdale Biohazard Cleanup Pros, you agree to these Terms of Service. If you do not agree, do not use the site or book work. These terms apply to work performed in Scottsdale, Arizona and surrounding areas, and to your use of our website.

Scope of services. We provide biohazard cleanup services, including Crime Scene Cleanup, Trauma Cleanup, Blood Cleanup, Unattended Death Cleanup, Decomposition Cleanup, Suicide Cleanup, Death Scene Cleanup, Hoarding Cleanup, Feces Cleanup, Urine Cleanup, Medical Waste Cleanup, Infectious Disease Cleanup, Fentanyl Cleanup, and Drug Contamination Cleanup. We do not provide law enforcement, medical, plumbing, electrical, structural repair, or general construction services. If limited removal of contaminated materials is needed as part of cleanup, we discuss it with you before work begins.

Client authority and access. You confirm you are the property owner or have authority to approve work. You provide safe access, parking, and, when available, utilities needed for the job. If the site is part of an active investigation or contains controlled substances, work starts only after lawful release by the appropriate authority.

Estimates and changes. We can give an estimate based on the information available. Biohazard work can reveal hidden conditions. If conditions differ or expand the scope, we explain the changes and get your approval before proceeding. Rates may vary based on hazard level, volume of waste, specialized PPE, testing (if arranged), and disposal costs.

Scheduling and arrival window. When you call us, we provide an expected arrival window. Start and completion times depend on scene safety, access, size, and regulatory requirements. If conditions prevent safe work, we may pause or reschedule after discussing next steps with you.

Health, safety, and compliance. We follow applicable federal, state, and local rules and the directions on the products we use. Team members use appropriate PPE and work practices for biohazard cleanup. We may decline or stop work if conditions are unsafe or unlawful.

Waste handling and disposal. Materials contaminated by blood, bodily fluids, feces, urine, or certain drugs are handled as regulated waste. We segregate, package, and label waste and arrange transport and disposal through licensed carriers and facilities as required. Disposal manifests or receipts can be provided when available from the disposal vendor.

Infectious disease and drug contamination notes. Cleaning and disinfection reduce contamination; absolute removal of all microbes or residues cannot be assured. If post-cleaning clearance or lab testing is desired, it must be arranged in advance and may be performed by a third party at additional cost. Thresholds for drug residue vary by jurisdiction; we follow applicable guidance where it applies.

Site condition and limitations. Severe staining, etching, or odors can remain in porous or damaged materials even after cleaning. Odor control may require ventilation time or additional visits. Our work does not include repainting, recarpeting, or rebuilding unless expressly listed in the scope we agree on in writing.

Photos and documentation. To document conditions and our work, we may take photos and notes. We try to avoid capturing personal identifiers not necessary for documentation. We can share reasonable documentation with you or your authorized insurer on request.

Insurance and third-party payers. If you ask us to bill an insurer or other payer, you authorize us to share necessary job information and documentation. You remain responsible for any amounts not paid by the third party. If assignment-of-benefits paperwork is required, you agree to sign it before we bill.

Payment terms. Unless we agree otherwise in writing, payment is due when work is complete. A deposit may be required before scheduling or mobilization. If payment is late, a reasonable late fee may apply as allowed by law. If collection is necessary, you agree to pay reasonable costs of collection as permitted by law.

Cancellations and rescheduling. If you need to cancel or change an appointment, call us as soon as you can. Mobilization fees or costs we have already incurred (such as disposal supplies or third-party fees) may be charged if a job is cancelled after we mobilize.

Property and belongings. You choose which items to dispose of when legally allowed. Items deemed unsafe or contaminated beyond cleaning may be removed and disposed of as part of the agreed scope. We are not responsible for pre-existing damage or for items not disclosed to us that are hidden in waste or debris.

Damage and limitations of liability. We take care to protect property while performing cleanup. Still, biohazard scenes can be fragile. Our liability for claims arising from our work is limited to the amount you paid us for the specific job giving rise to the claim. We are not liable for indirect, incidental, special, or consequential damages. These limits do not apply where prohibited by law.

No professional advice. We do not provide medical, legal, or environmental consulting advice. For medical exposure concerns, contact a healthcare professional. For legal questions, contact your attorney. For laboratory testing or industrial hygiene services, we can refer you to third parties if requested.

Subcontractors. We may use qualified subcontractors or vendors for parts of the work, such as waste transport or laboratory testing. We remain responsible for the performance of our subcontractors within the agreed scope.

Intellectual property and site use. The content on our website, including text, images, and logos, is owned by us or our licensors. You may view and print pages for your personal use. No scraping, copying, or reuse for commercial purposes without our written permission. We try to keep site information accurate but do not promise it is error-free or current at all times.

Third-party links. Our site may link to other sites. We are not responsible for their content or practices. Use of third-party sites is at your own risk.

Force majeure. We are not responsible for delays or inability to perform due to events beyond our reasonable control, including severe weather, road closures, utility outages, governmental actions, or other causes outside our control.

Termination of service. We may decline, pause, or end work if conditions are unsafe, unlawful, or materially different from what was disclosed. You are responsible for costs incurred up to the point of termination.

Changes to these terms. We may update these terms from time to time. The version posted on our website at the time you call to schedule or authorize work will apply to that job, unless we both sign a different written agreement.

Governing law and venue. Arizona law governs these terms. Any dispute arising out of our services or site use will be brought in state or federal courts located in Maricopa County, Arizona.

Severability. If any part of these terms is found unenforceable, the rest remains in effect.

Entire agreement. These terms, together with any written estimate or work authorization we both sign, are the entire agreement about the services described. No other verbal promises change them.
